Landlord Charges
Thorgills' fees are set out in full detail in our Terms and Conditions of business, which we will be happy to provide at your request.
Under Thorgills' Terms and Conditions, you will be liable to pay Thorgills' commission fees in respect of the initial period of the tenancy and also in respect of periods after the end of that initial period where the original tenant introduced by Thorgills remains in occupation, whether under a new agreement or by the initial agreement being extended or the tenant being allowed to hold-over (all of these being "Renewals"). Where there is more than one tenant, Renewal commission will be payable in full where any or all of them remain in occupation. Renewal commission will be charged in advance.
You will be liable to pay Thorgills' renewal commission fees whether or not any renewal is negotiated by Thorgills; even if any renewal is negotiated by another agent; and even if you do not require Thorgills to perform any additional services over and above the introduction of a tenant.
The charge for continuing with Thorgills' services is 9% + VAT (10.8% inc VAT) of the rent received by the landlord, plus an additional 6% + VAT (7.2% inc VAT) if you require Thorgills' property management service.
Thorgills are members of the Property Ombudsman, use the Deposit Protection Service to hold client deposits and do not offer client money protection.
Fees for Long Term Lettings (initial term of seven months or longer)

Renewal fees are applicable for the duration of any Thorgills tenancy

Fees for Short Term Lettings (initial term of less than seven months)
Fees for period of initial tenancy agreement (inc property management service) 26% + VAT (31.2% inc VAT).
Fees on renewals (inc property management service) 26% + VAT (31.2% inc VAT).
Tenant Charges
To make a formal offer on a property through Thorgills all applicants are required to make payment of a reservation fee, calculated as one week's rent plus VAT. Should an offer be accepted, the reservation fee is used to cover all applicant administration costs and is non-refundable should the applicant withdraw from their offer. Should the offer be rejected then the reservation fee is refundable.
The administration fee payable is to cover the cost of producing the tenancy agreement, all professional referencing, credit checks, deposit protection (should it be needed) and other general administration required. Thorgills charge a renewal administration charge of �150 + VAT (�180 inc VAT) per new renewing tenancy.
