Winter has arrived, but it's no time to freeze...

My experience in estate agency tells me October is the month that the lettings market should start to slow. It's a time when the Christmas build up begins and people talk about the New Year. In reality, my experience couldn't be further from the truth in 2013.

October has seen lets agreed in record time with tenancies beginning immediately, in November and as far away as the end of December. Proving the correct mix of marketing and proactive salesmanship can reap great results at any time of year.

Thorgills new Isleworth office has got off to a fantastic start, agreeing in its' first two months, the entire target for the remainder of the year. A different market to our previous core areas, the demand for good value properties is like nothing we have experienced before. Correctly priced three and four bedroom houses are proving to be the most in demand, although it would appear not to be the case with every agent in town.

A three bedroom house Thorgills were instructed on was marketed for over a month with other local 'lettings' agents before Thorgills were instructed and let it. Another happy landlord that has experienced the difference between a lettings specialist and an estate agent that offers lettings.

Our new Ealing office continues to grow from strength to strength, attracting more landlords and tenants alike to our standout location on St Marys Road. This month saw a lot of good quality local landlords trust Thorgills with their largest asset and I'm please to say that they weren't disappointed.

Thorgills Chiswick office has once again shown that no matter when a property is available, the right agent can let it if doing their job correctly. An absolutely beautiful property on Chiswick High Road was let more than two months in advance with a move date less than a week before Christmas.

As a landlord, never believe you can market your property too far in advance or that there is a bad time for it to be available. The strongest agent will find the solution that fits you, the landlord, and your property, whatever the market conditions.

At this moment in time, the Christmas 'lull' feels a long way off, no matter how other agents might be advising their clients. As a lettings specialist we believe in consistency all year round and are very rarely affected by market conditions that estate agents are.
