Compliance update - Energy Performance Certificate


An Energy Performance Certificate (EPC) is required for every property that is marketed for sale or to let. It is the property owner's responsibility to obtain an EPC and it must be provided before a tenancy agreement can begin or before contracts can be exchanged on a sale. An EPC is valid for ten years and is published on a public EPC Register so if a previous owner of your property had an EPC produced in the last ten years there is no need to you to obtain a new one.


An EPC demonstrates how energy efficient a property is and it makes recommendations on how a property's efficiency could be improved. The results are given as the volume of CO2 emissions the property is estimated to create, and a grade between A and G estimates are made as to how much it would currently cost to provide heating, hot water and electricity in the property and how much could be saved by carrying out the recommended works, such as installing loft insulation, double glazing or energy efficient lightbulbs.
